What you get

Three screens do most of the work: the portfolio, the property, and the month. Everything else hangs off them.

The Deedroll dashboard: portfolio equity, a chart, four headline figures and the list of properties

Your portfolio on one screen

Equity, debt, value and cash flow across every property, with the loan paying itself down month by month. Leases ending and months to record are listed before they are a problem.

A property's overview: equity over time, current position, value history

Everything about one property

Value, loan, tenants, repairs and documents, each on its own tab. The overview shows how much of your equity came from paying down the loan and how much from the value changing.

The monthly ledger: entered months in ink, estimated months in pencil

A month takes about a minute

The form opens prefilled with the rent you expect and the bills that recur. Tick who paid, change what was different, save. Until you do, the month is estimated and says so.

From one property to a hundred

Good records are easiest to start while the portfolio is small. Every property you add fits the same system.

Add the essentials

Address, units, what you paid and what it is worth now. The facts already in your head.

Add the lease, the loan and the bills

Skip what you do not have yet. Estimates fill in behind you from whatever is there.

Record months as they close

Each entered month replaces its estimate. Old history never turns into homework.

Built for how owners actually hold property

Partners and companies

Your ownership share, properties held in an LLC or corporation, and properties in two countries. Everything is grouped the way the paperwork is.

  • Set a percentage and see your share next to the whole
  • Group properties under the company that owns them
  • CAD and USD side by side, never converted

Every document where it belongs

Leases, insurance, tax bills and receipts, attached to the property, the lease or the repair they belong to, filed by year.

  • PDF, photo or ZIP, checked by content rather than file name
  • A monthly bill can carry its receipt on the ledger line
  • The year-end package puts them in folders for you

The boring parts, done properly

There is no advertising, no sale of data and no analytics pixel on this page. That is also why there is no cookie banner.

  • Every query is scoped to your account at the data layer, not just the screen. Another owner asking for your property gets a 404, every time.
  • Argon2id password hashing, optional two-factor authentication with backup codes, and an audit log of every security event.
  • Uploads are checked by content, stored under opaque keys and served only to you.

Questions owners ask

They are estimated from your leases, your regular bills and your loan payment, and labelled as estimates everywhere they appear. Enter the month whenever you get to it and the estimate is replaced. Your accountant only ever sees entered months unless you choose otherwise.

Your current estimate of the property’s value minus what you still owe. Loan balances are amortized forward from the last balance you confirmed, and you can add a new value estimate any time; the chart keeps the history.

Yes. Set your ownership percentage on the property and every figure shows your share, with the whole-property number alongside it. Properties held in an LLC or corporation are grouped under that company.

A statement for the year, one summary per property with expenses by category, and every bill, receipt and document you attached, sorted into folders by property and category. It downloads as a single ZIP.

Yes. Each property keeps its own currency and nothing is converted. Totals are shown per currency, with your home currency first.
